The proposed “ASIAN DUPLEX TOWN”, situated within the greater Dhaka City Master Plan of Rajuk is located near Rajuk Purbachal New Town i.e. on the middle point between Kanchan Bridge and Bhulta Bazar, under Rupganj Police Station. Two major highways, one is 300 feet wide Asian Highway (Dhaka Bypass Road) and another is 180 feet wide Dhaka Sylhet Highway giving the Project easy accessibility from any part of Dhaka City.

The “ASIAN DUPLEX TOWN” is only 15 miles away from Motijheel C/A through Jatrabari and 10 miles away from Dhaka Cantonment by the 300 feet wide Bishaw Road (Kuril Flyover-Kanchan Bridge Link Road). Another road, 100 feet wide Madani Avenue connecting from US embassy to Dhaka Bypass Road, is bringing the Project only 7 miles away from Gulshan Circle-2.

The Project site is only one and a half mile way from the proposed Rajuk Purbachal New Town - the future hub of Dhaka City.

Structure

RCC frame structure with proper foundation as per structural design based on American Concrete Institute (ACI) code and Bangladesh National Building Code (BNBC).

Materials

Stone/ Brick Chips, Portland cement, Sylhet/Local Sand, Brick/ Concrete Block, Deformed Steel (G-60/40) etc. of highest standard.

Wall

Outside and inside 5 inches wall with brick/ block including both sides plastered.

Floor

Imported mirror polished tiles at drawing room and stairs. China/ Local best quality mirror polished homogenous tiles (24”x24”) in master, children & guest bed rooms as well as in dining, foyer and living spaces. Servant bed should have local best quality homogenous floor tiles (12”x12”) as per design/ drawing.

Garden

Initial Garden with minimum plants will be provided by the Company as per direction of the Project Architect, which must be maintained by the House Owner at his/her own cost in the common interest of the society to create and maintain a beautiful environment within the Complex. The height of trees/plants should not be over 5 feet. No waste dumping in the garden to be made. Surroundings should be cleaned and well maintained so as to give a descent look. The Asian Duplex Town Authority will have the right to impose restrictions on gardening for the common interest of the neighborhood. More so the complex society including other issues will also monitor gardening standard for common interest of the neighborhood.

Doors

Decorative Main Door shutter & frame will be made of teak Chamble/ Shilkoroi/ Mehogoni with the best quality handle lock. All bed rooms and kitchen doors shutter will be of veneered flush door with quality round lock having door frame with Teak Chamble/ Shilkoroi/ Mehogoni or equivalent good quality local wood. All bathrooms, verandahs and others doors exposed to direct sun/ rain would be of water resistant quality doors.

Windows

Swing/ Sliding type wide window with the best quality local/ Imported Aluminum/ Fiber profile having 5mm thick PHP/Nasir glass (clear/tinted) as per architectural design. Window grill will be of Mild Steel (MS) Flat/ Wrought Iron (WI) Square bar.

Local best quality homogenous tiles (12”x12”) in floor and glazed tiles (8”x12”) in wall with china/ local best quality sanitary fittings and fixtures in all toilets. Bath-tub at master toilet with concealed hot and cold water lines in master and children toilets having separate plug points for Geysers (Geysers is not included). All sanitary (plumbing) pipes and fittings should be of local best quality PVC material concealed with proper ducting.

Verandah

Decorative railing with Wooden/ MS Hollow bar handrail on MS Hollow WI Square bar vertical posts. Local best quality homogenous floor tiles as directed in design/ drawing.

Stair

Decorative Wooden handrail with Wooden/ Wrought Iron/ Cast Iron vertical posts.

Electrical Fittings

Local best quality concealed wiring and adequate outlets with china/ local best quality electrical fittings. Provisions for Air conditions in all bed rooms (except servant bed). Provisions for freezer, refrigerator, and microwave oven in suitable places.

Paint

Inside/ Indoor plastic paint/ distemper and outside/ outdoor snowcem/ weather coat. All MS Hollow/ Wrought Iron/ Cast Iron bars (where necessary) should be painted with Enamel Paints as directed in design/ drawing.

Roof

RCC slope roof as per architectural design with water-proof painted decorative roof-tile motif on plaster.

Parking Area and Drive Way

Pavement Tiles/ Blocks on parking and drive-way areas as per design/ drawing with decorative Edging Block where necessary.

Main Gate

Main Entrance Gate to the duplex house will be made of MS Hollow Bar with RCC pillar, Light Points and House No. Plate as per drawing/ design.

Boundary Wall

MS Hollow Bar low height decorative boundary wall with RCC pillar.

Landscape

Grass and or pavement with Basket Ball practicing facility (optional) where necessary as per design/ drawing depend on type of houses.

Other Works
